Why Newcastle Properties Are at Higher Risk
Newcastle’s pest pressure isn’t generic. It comes from a specific combination of climate, soil and building stock.

Termite Inspection Newcastle
Australian Standards recommend a competent timber pest inspection at least annually, and more often where risk is elevated. The logic is straightforward: the shorter the gap between inspections, the less damage termites can do before they’re found — and the cheaper the repair.
- What we actually inspect. All accessible areas, in accordance with the Australian Standard: interior, roof void, subfloor, exterior, grounds, fences and outbuildings. We're looking for three things — live termites, evidence of previous damage, and the conducive conditions that make future attack more likely.
- The tools, and an honest word about them. We use the termite detection dog on request, plus the thermal camera and, where warranted, the Termatrac. Using these tools, your inspection exceeds the Australian Standard.
Why the dog matters most. A detection dog works on scent, not sight. It doesn’t need visual access to termites, which is precisely why it succeeds where a human inspector alone fails — slab-on-ground construction, restricted subfloor access, concealed entry points, cavities behind gyprock. We’ve used detection dogs since 2010.

Termite Treatment Newcastle
A full inspection must come first. This isn’t upselling — it’s the reason treatments fail. There may be additional infested areas elsewhere in the building, and if those aren’t treated, full colony control won’t be achieved.
Where termites are active, the sequence is: gain control of the colony first, then install a management system to reduce the risk of re-entry.
Termite baiting — our preferred method. Baiting is the most effective route to genuine colony control, and it’s non-toxic. The hard part is getting the termites feeding on the bait; once they do, they carry it back and distribute it through the colony. The active ingredient is an Insect Growth Regulator (IGR). Termites moult several times a year, and a colony that has consumed enough bait breaks down and dies at moult. Because baiting works through this biological mechanism rather than direct poisoning, colony control is far more achievable.

Warning Signs of Termites — And the One Mistake to Avoid
Most homeowners don’t find termites. They find the damage. These are the signs worth acting on straight away:
- Mud tubes or leads — pencil-width earthen tunnels running up piers, foundation walls or inside the subfloor
- Hollow-sounding timber — tap skirtings, architraves and door frames; termites eat from the inside out
- Blistered, rippled or bubbling paint on skirting boards and window frames, often mistaken for water damage
- Doors and windows sticking as damaged frames swell and warp
- Sagging, spongy or bouncing floors
- Discarded wings on windowsills or in cobwebs after a warm, humid evening — a colony has swarmed nearby
- Clicking or rustling inside walls at night — soldier termites signalling alarm
- Pin-holes in plasterboard with mud pushed through
The mistake: don’t disturb them. Don’t spray, don’t break open the mud tube, don’t prod the timber. Disturbance makes the colony abandon that route and re-enter somewhere else in your home, which makes tracing the nest significantly harder and treatment less likely to succeed. Seal the area off and call us.
Long-Term Protection: Two Options
1. Chemical treated zone. A trench is dug around the perimeter, subfloor, walls and piers; chemical is applied and the soil replaced. Concrete slabs, paths and driveways are drilled and injected. Termites crossing the treated zone are killed on contact.
Product life expectancy runs 3 to 10 years depending on what’s used, and when you cost it over that lifespan it often represents the best value available. It works both as prevention and on an active site.
2. Termite monitoring stations. Where a treated zone isn’t installed, in-ground stations monitor for activity around the property so baiting can begin before termites reach the house.
Worth knowing when comparing quotes: Trelona ATSB and Sentricon Always Active are currently the only systems with bait in every station. Every other brand uses timber interceptors that must be replaced with bait once activity is detected. The always-active systems cost more to install but can reduce monitoring and baiting costs substantially over time.
